I tend to get tunnel vision and forget to look at the big picture.

Well, I’m the crazy person with a creative vision and where most people saw trash they’d have to clear out, I saw opportunity.

Currently my wife and I are re-hashing our investing strategy (we first got involved in REI with a different motive and have began falling in love with the industry... so we're shifting from a short term to longer term vision).To answer your question of which city; we are definitely unsure but are leaning towards buy and hold rentals in areas such as Tulsa, Indianapolis, Birmingham, Memphis, etc.

All it takes is a great leader (you) a great team, systems and a clear executable vision.

From the vision you have created for yourself, it already tells me that you have been listening to a lot of podcasts and reading a lot on these forums.

Before you strategize, I would sit down and do some serious thinking about your 10 year vision.

But for long term appreciation / wealth growth, I don't have that sort of vision to really say that people will like to hotel-style living. 

It sounds like your passion and vision for the property are indelible so I would encourage you to go for it!
