When this happens to us, we explain to the tenant their obligations and enlist their cooperation to try and get the apartment cleaned, repaired, shown, and re-rented as soon as possible.

@Josiah Cooper does not have this option, because he is married to a completely different woman. :)  Actually, it's not about your wives but about your states.

Retaliation is also a real concern and some of the cops lack the professionalism to respond to a situation discretely without implicating citizens that are cooperating with them. 

Actually I don't mind the cfd space at all and find that the borrowers are often more cooperative than traditional mortgage holders.

Allow her out of her lease early with 60 days notice providing she co-operates with showings.

I will double check with the mortgage company about an LLC being able to hold the mortgage, but I highly doubt I will get anywhere because it requires their cooperation.
