However, you retain the ability to screen applicants in the same manner as you would anyone else, and deny them for anything you would deny anyone else for (Tobacco use, criminal record, applicant pulls a knife on you during walkthrough, etc.)When the voucher program is faithfully administered by officials who believe in the utility and integrity of the system, for the benefit of well-intentioned people who are doing their best to improve their family's lot in life - I absolutely love it.

Everything from better defining what is the "Leased Premises" (I define duplex unit Leased Premises to interior unit only and landlord need not notice to enter common area interior steps or basement or exterior yard) to attorney fees (don't do it---they become a sword for bad faith tenants and consumer advocate attorneys seeking a pound of flesh).

The houses that are having trouble being sold are homes 1 million and down.If I did not have faith that I can sell this house for a min of 1.4 million no matter the economic conditions then I would be selling the lots now.

Only then can you have a reasonable work schedule and do right by your family, yet still reliably handle rehabs during the summer months.If you are unwilling to go through this organic process you will either have to get very lucky in hiring a good GC (especially in November, when half of them are down in the Gulf chasing the kingfish) or you will have to get impossibly lucky managing a fantastic property manager who is willing to hire and manage a competent out-of-season GC for the job, or you will have to get incredibly lucky subbing out all the jobs yourself.I have a lot less faith in the quality of my luck than many of my fellow investors.
