@Michinori Kaneko maybe I did my research incorrectly- I just didn't find strong cap rates with a pro forma considering all the trimmings- including a mortgage and future reserves.

I always think "reasonable" as I don't want "low" to land me in a situation where the PM doesn't have to pay to trim the trees and they rub on the roof and hurt the lifespan of it.

MAYBE some sort of adjustable, soft headed door stop placed on the trim that wouldn’t damage the trim or the fridge door but stick out enough to keep it off lever?

Class B - No carpet, luxury vinyl plank, stainless appliances, paint agreeable gray w/ white ceilings, if current countertops are in bad shape, I replace with quartz, if cabinets are rough, I paint white, if bathroom mirrors have no frame, I miter cut door trim and attached with calk, ceiling fans in all BRs, W/D hookups, add deck if possible & cost effective, if flower beds around house, cover with pine needles, last contractor in is professional cleaner.

The siding needs to be cut back so the fins can be nailed then finished with trim.
