Get a few more bids, and consider trying to tackle all the demo in bathrooms/kitchens yourselves. 

I can tell I may need to take on this project myself, but if anyone knows of any decent contractors willing to tackle this area I'm open to suggestions!

(Market rents were probably 50% more) I first wrote a letter introducing myself and explaining my long term goals for the property including enumerating the (long) list of needed repairs which I was going to begin tackling immediately,  as well as pointing out the amount that expenses had gone up for the building in the 10 years during which the prior owners never gave a rent increase.

Recently,  we tackled a deal where we got tons of information during our 1.5 walkthrough. 

Honestly, I realized I was totally in over my head and not ready to tackle a new home build.

So, my question is should we tackle on this project based on having the properties under contract way below market value.

Every time I get a mailing, I'm going to scan it and post it here with names and addresses redacted (I don't want to promote or put down anyone, and I don't want folks to go out seeking my address and spamming me so they get their name on the forum). 

I tackled every aspect of this project from footings to roof except for HVAC, plumbing, electrical, insulation, and sheetrock. 

Meanwhile Rentec has been consistent and their support is great and has the same core features.Try calling all 3, and see who you feel the most comfortable with, but be prepared to get spammed from AF daily if you give them your email address.
