PA doesn't have many specific landlord laws, but definitely ave a look at http://www.nolo.com/legal-encyclopedia/overview-landlord-tenant-laws-pennsylvania.htmlPhilly does have some additional ones including a business activity license (they want you to pay taxes), rental suitability certificate (which certifies you have smoke alarms and in theory they can inspect, but never do).

The risk on their side is if you sell it and they aren't protected by a lease.If you add a clause I would define it as an extended hospital stay or need to move to a more suitable housing situation.You could also consider a no-cause fee to break the lease.
