I agree with @Jeff Rabinowitz although if the borrower is the occupant and they would have to move into a rental, if you can mod the loan to be par or lower than a 2BR rental then they would be apt to 'stay and pay'.

There are plenty of books and a web site such as this has plenty to read and learn as well as pod casts to listen to.All three partners should spend the next 6 months learning and practicing property evaluation.You also need to organise a experienced team in the field of investing you choose...lawyer, accountant, agent, financing, insurance broker, contractors etc.In real estate you can win big but many will lose bigger through ignorance more than any other cause.You will be a step ahead if each of you have a high credit score and no bad personal debt (credit cards, car loans, student loans, personal loans etc.
