Reputable realtor with a long term vision: I agree there are a lot of new real estate agents that are not licensed and might not have a lot of experience and information and only have their commission in mind and not your needs / wants and best interests, however, you can't judge all agents like this.

My vision is to have 10 sfh properties, to supplement our retirement investments (stocks and bonds).  

I make exceptions because I own a construction company, and love to be involved with the vision of fixing a property.

I see your vision... currently I am listing a manufactured home for sale in a mobile home park where the lots come with the land so all that is charged is HOA dues of $130, but currently everything for sale in there is over $150,000 which puts it out of reach for me at this point.I feel like deals are probably still out there, and I would most likely find some if I put the effort into it, but it may be a more productive use of my time to look for another listing as my commissions are so high and the payoff is within 45 days, not the several years it would take for a buyer to pay off the note.A GREAT well-known mentor regarding mobile homes on this site is @John Fedro and you'll see his posts all over the place.
