Be sure to take precautions not to get paint on hardware and fixtures.Is she a responsible pet owner?

Refer to a competent professional to help you do that - DON'T try to do-it-yourself thru LegalZoom or anything like that - the only thing that will be "zooming" is money out of your wallet / bank account(s).Can you be sued? 

She lowered their bills, and drastically expanded their programming and hardware.

As a guarantor they have the right to be informed about the fiscal status of the mortgage note and to open their wallet in the event their child drops the ball ... they are the backstop.It is the same when the parent is guarantor to their child who is signatory to the lease.  

And that is always a possibility; your tenant could have been away somewhere on vacation and been mugged, losing wallet and ID and being lefty beaten badly in some strange place.
