Call me old-fashioned, but that's one of the problems with the thought that living together without marriage is a good idea.

Straight up conversions are probably much more difficult these days with parking requirements, guest parking etc....but apparently they still do those in a fairly quick fashion ( 12 months or less) if possible.

The idea behind this is to get things repaired as they come up and if the tenant is responsible they pay in a timely fashion.

This is clear violation of my lease and I have notified my tenant I'd like this to be resolved in a timely fashion.

Now the tricky part is that you need to pro-rate it in some fashion that makes sense.

Most of the time it is nothing more than polite conversation, but sometimes you can learn a thing or two about your tenants.Managing in this fashion has proven viable thus far. 

I like that but for this T, I think a basic, old fashion eviction would be best.
