When I was younger in my 20's I wanted to rule the world not thinking about time. 48 now and I have lost some friends, family, etc. along the way and your body feels different as you age and realize time comes for everyone no matter 1 dollar net worth or 1 billion.

NY investor looking for advise on investing in the Hartford CT market
25 March 2015 | 9 replies
Hi Ravi - while it'd be helpful to know more, like the others have said, I can tell you a bit about the downtown housing market and if you're looking for something in the greater Hartford, you'll have to give us more detail :) The downtown residential market is at 98% occupied and there's a lot of activity which suggests positive growth and more bodies on the street between the new public transportation system, two university moves into the central business district, the development of Downtown North with the new baseball team...the Yard Goats...please don't hold that against us, and a lot more residential units coming online in the next year - which is actually a positive for those people considering investing in residential because in urban environments like Hartford, residential markets follow an odd trend where the greater the supply of housing, the more greater the demand.

NUTS WITH GUNS

Studies show that the mere presence of a firearm prevents millions of acts of violence annually. For those who say the perp had body armor, that would stop the bullet from killing him but it sure would knock him to the ground.

Hand guns

The gun range if you are renting doesn't want cheap crap ammo running through their guns and messing them up.This is why they require you buy their ammo. You can always try to see which ammo they require and buy that brand before you go in.The smaller ammo is cheaper BUT will also NOT stop an attacker unless you hit vital points whereas a larger caliber bullet will do more damage even if you don't have a direct hit to a vital target. So there are tradeoffs. If you don't practice with a gun and use it frequently it is a waste of time buying one. Most avenues you aren't allowed to carry so need to know how to use your body for defense FIRST before going to external weapons.I would get him some knife training as well as that is more prevelant than guns.

Who has become financially independent from Real Estate?
19 July 2012 | 109 replies
yes. but spend the money now (especially if you can do some of the work) and it will be cheaper in the long run (once they are in, i have to hire contractors to get it done faster)2. good tenants - easier said than done. the quality of your rental will dictate the type of tenants you get. give them unit with stains and you will receive a unit with 10 times more stains. do your homework, get references, learn how to interview the applicants. it's an art, you just have to watch their body language, their questions, their car (is it clean, but not always an indication)3. respond to calls, check up on your properties. change the filters regularly. do not charge for changing a light bulb. treat them with respect until they stop paying.that's it, really..
