The reason was to reduce risk, not to obtain funding.As Will mentioned, participations will add up to 100%, regardless of how you split it up, interest accrued and paid will be, at some point, an odd amount that can not be divided equally, the amortized payoff can also be an odd amount.

I would assume that if these are city liens, as the title company indicated, they would show on the tax records, unless they were accrued since last year, in which they should be for mowing etc.
