I think you could do well buying in an area with good schools and near a city center of a in a fast growing mid sized city with a moderate climate like Charlotte, Raleigh.  

I've had success, moderate wealth, and intend to again.  

In my experience, there is a significant value add from 2 bed to 3, moderate value add from 3 to 4 but 4 to 5 is usually minimal.
