Hey guys, I am in Miami and I do signs here and there, but I have noticed there is a citizen who is really "stalking" me lately.

We make good cashflow off of the other 2 units on property so morally I don't feel the need to increase rent on a senior citizen. 

Who would have way more to lose by trashing a unit, than US citizen students?

Fresno has 80K more people and a State University which can produce more educated citizens.
