Plus, there's a liability problem with having tenants required to do the yard work (with a hill) and snow removal (ice, putting back out, falling down...yikes!).  

I hear Ice cream cures emotional distress quickly. 

Ice may work better on the wax, to make it brittle and chip away.

In fact you could post an add looking for one... something like "looking to by XX size fridge, with working ice maker, must look nice, paying $200" and I bet your phone will blow-up..

But, would the cost of flying in the middle of winter, assuming there isn't an ice storm, etc., ruin your bottom line?  

As a result the freezer is always running and freezing my veggies and eggs (I'm starting to get used to mashing my eggs with a potato masher in the morning) in the fridge and everything in the freezer is lined with ice and snow and is freezer burned.

Call ICE and report a possible house full of  illegal aliens
