There is no harm in listing it and seeing what happens like mentioned previously, you could even start renting it out while having it on the market to get some cash flow going.

If you have enough text messages to convince a judge or jury then you get a restraining order against the crazy person, the owner of record is not causing you harm so you can't sue the Trust and win.

One interesting thing that I noticed from your discussion with Susan was......during 1945-1990 cold war era it seems US is doing a lot of thing in the right direction and "models for the free world", but after the Soviet falls; especially after the liberalization era of early 2000, it seems Wall St is taking over everything. 100% BlackRock, that loser Ray Dalio these guys are willing to get into bed with China make money off of the Uygers push products and policies they no harm people.  

Say you remove a few walls, add the elements you referred to, and don't bother to pull permits and then an issue arises and/or some is harmed due to negligence.
