It has a power line on on poles the far side of the road so at a minimum, I’d expect to need to leave access for utility trucks to service the lines.

Electricity is marginally 'cleaner' but still gets 60+% of it's power from fossil fuels (gas and coal), so IMO that's not an issue.Heat pumps are known for not working well in cold climates, I think 18 degrees is their cut-off......But being in S Texas, you will not get that cold, and the new heat pumps have a built-in secondary heat strip system.

Also as you know 125k combined translate to only 10k gross and should be around 7-8k when it hits the bank, a 500k mortgage will be around 3k/mo and two cara will go around 1k, utilities and fuel maybe another 1k, that alone is 5k that doesn’t leave a lot for errors and living expenses.

@John Semanchuk @Mike Nuss   Mike I wanted to wrap you in this conversation as I know your very active on the political front in PDX for land use and landlord tenant issues.we are discussing what is called a Horizontal Property Regime.. this is used in Charleston SC to put two homes on one lot but you don't have to do a lot split . but you can build two full size homes.. etc etc.this is a great tool we use in Charleston I have built one and have  3 more projects that we will implement this.. with PDX wanting max density If you could run this up the flag pole when your advocating for property rights and landlord tenant laws..
