My goal is to purchase something by 9/1/19.I have no Real Estate Background but, I just Read the Rich Dad, Poor Dad.I own my own transport business now. 

Probably similar to the scam when I was selling my dad’s truck for him on Craigslist....they want to send a full price cashier’s check, have their “transport guy” pick up the vehicle, and title.....when the cashiers check turns out be fake, they already have the truck and title.If you sign a rental agreement for 2-3 months, they now have a tenant relationship, and you’d have to go through the eviction process, even though their cashier check was fake....they’d just ate your unit for themselves while you went through the process.

US Express is a top five trucking company that just went public (again) and Covenant Transport is another large trucking company. 

Down the 95 corridor you have Marcus Hook in PA and Claymont in DE; these are smaller blue-collar towns and I don't know if the options are as good.Frankly I would focus on more populated areas closer to transportation and city hubs.

Is there any Public Transportation , and if there are buses their where is the nearest stop to the subject site.  

They still have to pay for transportation, food, utilities, cell phones, TV, Internet, clothing, etc.

Also transportation, warehousing, education and medical employers in area. 

There are plenty of areas just outside of Cambridge where you can get more for your money and still have the proximity to Cambridge and transportation. 

For electric, there may be options for which company generates your power, but you are most likely stuck with PSEG for transporting the electricity from the supplier to your property.

An enclosed 1 car garage can rent for over $150/month in my market.
