@Jonathan Wilks I've looked up the business trust instrument, but from what I've read it seems like only very specific businesses, like those running mutual funds really need that structure and using it when not necessary just garnishes attention.

When I inquired further the listing agent said FNMA makes their rules but often don't follow their own rules.Now as far as the contract, it does state in the Florida State contract, that:"TITLE EVIDENCE AND INSURANCE: At least ______ (if blank, then 5) days prior to Closing Date, a title 112 insurance commitment issued by a Florida licensed title insurer, with legible copies of instruments listed as 113 exceptions attached thereto (“Title Commitment”) and, after Closing, an owner’s policy of title insurance (see 114 STANDARD A for terms) shall be obtained and delivered to Buyer.

@Kelly WiggsHi Kelly,Class C, I'd go carpet.If it were mine I'd go with the most sound deadening pet proof carpet pad I could find, and since you control the Bar, set a Max DB noise level for music 24/7 in the lease and make it pretty low.
