@Ethan Cooke , I was planning to do exactly what you stated at the end, one of my units are currently airBnB'd and I was thinking of adding a detached unit, considering them as "together" and AirBnBing the second one as its own unit even though the lease is technically for both units (lease to my own building by my own company that is).

We tend to think that Wholesalers  have excelled in cooking the numbers, but honestly anyone Buyer/Seller/Realtor can be a shady in revealing the truth in their numbers.

The simple fact that I have done the work to get it back to NICE means I have built in equity... ok whatever, I'll just cook the books a little to get my costs over the appraised value.

Rather, I would second what @Dustin Cook said and use that money as down payments on multiple properties.
