Utah seems to be a much more stable real estate market (doesn't go up or down with nearly as wild swings as Ca, AZ and NV do).

Here's more backstory:For the past 12 months I have been actively searching for buy & hold properties to purchase here in Utah.

I am just starting out and would like to do a fix-and-flip in northern Utah.

I have 3 properties in ogden UT, 2 in fairfield/suisun.

We have 7.5% caps here in Utah and in Idaho.

In Utah I can have them out in 2 weeks, not sure how the courts are where you are but it still costs me about $850 an eviction if the lawyer has to go to court because the tenant responded to the eviction filing (stall tactic). 

I know it's not that big of a market here in Utah but I understand there are more option in other areas of the country as well as in Canada. 

I recently did some flips in Utah which went very well but my source for finding houses cannot assist anymore due to family circumstances.

Originally from San Jose, I am now in Utah and have been looking for a 2nd rental property, and I'm finding the same thing- everything seems to be well under 1%, but appear to have a few hundred bucks in monthly cash flow.
