On a $50,000 sale, it's not worth calling a bunch of clients to tour the property at that pay rate.The reason that people will by MLS wholesale deals is that they have a full-time job and don't have time to track all of the possible deals coming up on the MLS, go visit them and submit offers and track those follow-ups.  

Also, make sure you have professional photography in all of your marketing and maybe even virtual tours.

I stumbled across a house that's about to be listed and I'm going to tour today.  

Are there homes of similar size that you can tour and compare to yours?

I've had people bring this up in tours in the past and I'm kind of like, WTF?

You don't have to hire an arch to get a site plan = you can have a drafts person - or even a Virtual Tour Company , it may not be as hard as you think.   

I know the seller is motivated because they were present and leading the property tour.

We happen to have a college campus tour that morning. 

I've toured a model home, spoken with the company reps and have found yet to find negative reviews.
