I promptly bought a much nicer fix and flip that the work is going very slowly on due to it being about 35 miles away.

If they were going to ask a realtor to do sell for them then an email from you is not going to be the deciding factor on this, they would have this in place anyway.Your email may prompt them into the move though and if your email has the compelling info they are looking for then you WILL have success.Go for it!!!

Being a good investor you promptly address the issue only to get a bill for 37,050.05 for clean up a month later and an hour later the building inspector shows up and then tags the place for asbestos, it being found during the dope clean up.

For example, though we are in a recessionary phase in the San Francisco Bay Area (less multi offer situations), the strong job market and international buyers are softening the drop...prompting essentially a sideways market. 

They are very knowledgeable and prompt.

I'm also curious on what prompted your motivations to go out of state rather than within your living radius.  

I promptly leased the property to a tenant at $3000 per month triple net.

In fact, there's even properties that I don't spend a single dime on the inspection and they return my EMD promptly.
