My point is yes, “shoddy” (your words).To reference some examples - they put in a new water heater and when my PM went to get the water turned on by the water company – this is what we received from water company…..WATERCANNOT HAVE STAB FITTINGS OR PLASTIC PIPE BEFORE METER, GASHOLE IN CHIMNEY FROM OLD WATER HEATER VENT NEEDS SEALED AND CLEANED OUT DOOR MISSING NEEDS SEALEDI paid to fix it so I could get it turned on and rented.

@Larry Fried, have you looked into DSTs with your syndication paragraph on your blog? 

I attended a one day workshop on Fri, did what they said prior to mtg, got an an appt while in training, had the house under contract 5 days after workshop.
