I am contemplating doing that if the premium comes in way higher because this BFE may not be determined yet for this particular neighborhood. 

A lot of this is simply playing the cards your dealt.. when I was starting in the industry in the mid 70s I lived in the SF bay area so that's were we invested Northern CA.. the thought of going across country to buy a rental was not contemplated..

The person showing the place is less likely to be assaulted if there are other people around (yes, it happens, and not just in warzones).d: it prevents you from hovering over prospective tenants and making them feel uncomfortable.e: doing individual showings may work when you have one unit, but it doesn't scale.Cast your net wide, allow people to self-select out, optimize your showings.
