In Dallas, one of the best rental markets in the country, the cost of new construction for a garden style apartment is around $110,000 per unit ( all in including land and soft cost).

You also see it a lot with individuals hiring house cleaners, gardeners or nannies.

It works for me,  I am free to do some things I've always wanted to do - painting, gardening, etc.

I found this  2 flat  for sale for  reasonable  price , yet I have a dilemma  because  this  2 flat  with garden apt  has no alley leading to the main street, it has  only  one  exit to the  main road .  

One property in particular I looked at (potential for 4 units, with 1 in garden/basement plus 3 above-grade) would need all the standard rehab stuff, almost gutting down to the bones, plus 5 major projects:1.

I am now actively searching for rehab deals or high ROI rental opportunities in the Palm Beach Gardens/Jupiter area.I am more than happy to answer any tax questions or review any investment analysis you are working on. 

I got lucky (twice) by finding good deals in a good, up-and-coming neighborhood (Prospect Lefferts Gardens).

.- Coordinate with neighbor for their potential needs (direct lease to them)- Coordinate with neighbor for access to improve market value of your dog-leg parcel- Donate the land to the local garden club to improve the aesthetics and drive higher rents.
