So for us it worked out better to have the inherited tenants to get through the renovations, but did have some growing pains and drama to deal with and after 2 year, all units are renovated and have awesome tenants and went from 2450 to 6k a month gross rents and we have bought our second house hack in May.

If you buy in Madison county Rankin county and buy nicer properties you will get better managers but the cheap hard to manage props only a few will put up with the BS tenant base and all the drama associated with it..

I may not like your ability to restrict tenants from legally owning guns, but I also don't like the continued erosion of property owners rights in parts of our country (the Costa-Hawkins drama in CA is a good example).
