I used 85k because if I do a bit less in renovations like forgo stainless steel and granite I can reduce my rehab significantly and be able to sell cheaper to investors.

Both have central AC, both have granite counters, both have new bathrooms, new kitchens, new tiles floors, new drywall, both have been painted, fully renovated, everything in excellent condition, great quality work.

It's similar to long term really. a 3/2 with granite in any given school district will rent for about the same as any other 3/2 with granite in that same school district.Be careful with Colorado.

It was only a few years ago that as you drove down the QEW all you saw on either side was contractor stores - granite, tile, excavation machines, carpet, engineering, etc etc etc.
