Transaction is 100% cash, no financing whatsoever.   

I am involved in this business because I want control of my own life and I largely have that now :)I have no limit I impose on myself whatsoever.

If I could, I would...but it's like pulling teeth....Now, if YOU know somebody who covers Fl, GA, AL, and MS, or one in each state, Id like to talk to them....In the meantime, let me ask everybody this....As investors yourself, why not cut out the middleman, get your own license, put in the year or two experience required by your state, get your broker's license, and sell them to yourself?

Putting a property into an LLC should have no effect whatsoever on your taxes.

I put no trust whatsoever in proformas.

If you are planning to rent them do not whatsoever put in large sum of money with the remodeling.

I am just cutting my teeth as a buy and hold investor. 

That loan was actually written BY an attorney....and obviously, he no longer represents me in any transaction whatsoever.

Additionally, I had a fire in one upper and that produced water damage in the lower, THEN kicked in the teeth with a move-out - - ALL in the same month.
