We've gone back and forth on if I needed to get a survey, should I put this under my name, jointly under my wife and I's name, or under our LLC. 

Is a survey really required?

I am Realtor and you buy foreclosed properties like you would any other property except for the banks will not pay for the survey, tax are prorated at 100% instead of 105% or 110% (depending on where the property is located), sale is As-Is.

If ground up do you have the land or site, studies and surveys, permitting, all in place?  

A&L surveys are inexpensive, but dealing with A&L is not.

Plus the survey is only signaling a desire, not actually movement.

Surveys have been completed but needs to sell to pay off other unexpected bills.

I have been surveying and have eyes on the KC market.

If your doing any type of conventional financing the lender will order the PCR, Phase I, and Appraisal, you’ll have control over title and survey.
