If something is showing wear (like a formica counter top) replace it.No cracked tiles or stained grout.New light fixtures if needed.

Like most folks I get a ton of yellow letters (even the ones with the fake coffee stain :) )  and postcards...I had one recently and the gal was quick as I had just purchased the home a few weeks ago ...however the house is already under contract...seems like a lot of folks on here question the response rates on the mailings they sent out...I was thinking of texting her that I had received the postcard but house was already gone but ask her to add me to her buyer's list...would wholesalers appreciate that sort of follow-up ?

My kitchens all have special order cabinets, quartz countertops (better than granite, they dont stain), stainless appliances, washer dryers, bathrooms are all fully remodeled.

As the leases expire and tenants move out, we are rehabbing the units with vinyl plank flooring, new counters, staining/painting the cabinets, updating the bathrooms, and painting from top to bottom.

He's being very stubborn on refusing to take a "loss" below what he paid for the property, and wanted his original price of $120k, but agreed to come down to $115k for a price.Current mortgage is assumable with following numbers:balance $84k at 3.750 interest rate (3.89 APR)closing costs $2,600prepaid items $1,000total monthly payment (P&I, HOA, hazard insurance, property tax) comes to $840 if we assume his loan.So the 84k plus 25k comes to 109k, leaving us 6k apart.
