It's kinda ironic that Ramsey lost his shirt investing in Real Estate.

The median household income in the US is $50K so if you retire now, maybe you can qualify for food stamps.

In my experience most getting section 8 ssi and food  stamps are lazy able bodied people wanting a handout not a hand up !

In addition, the buyer may also be able to avoid having to pay many of the typical closing costs like the title search, document stamps, taxes, and so forth.

I was a contrarian, everyone and I do mean EVERYONE said I was crazy and was going to loose my shirt.

Now I gotta buy stamps, post cards or envelopes which will put me in it for almost a grand, knowing i still have to do 4-5+ more mailings after I do this first one....

I just need to figure out the best route for me, personally, to get involved without losing my shirt right out of the gate.Any suggestions?

While there's still opportunities, lots of investors jumping into what they think is a gold rush and are going to lose their shirts if they don't understand their local markets really well, ask questions about what's happening in the area, and show up without connecting with any local contractors or PMs beforehand.

Sometimes an engineer will produce drawings and stamp them and you submit those to the city.
