Roofs need extra layering material (to protect from all the ice and snow), many plumbing systems use cast-iron drains (which are tougher to tie into than PVC), many houses actually have wells for water (ours used to, and now we have to abandon it properly), electrical codes are different (this should actually help us), etc.

If the deal is good enough.....My experience with every Auction.com auction is that every property in my area is occupied, which is complete and utter horse hockey.

We bought the Ice Castle sight unseen and it needs a complete gut rehab.

The property that I am looking for needs to have healthy cash flow and appreciation would serve as the icing on the cake. 

They consider any appreciation to be icing on the cake.

If they offer a temporary buydown then the buyer can take advantage of the former while still participating in a nice rate.However, contrary to pre-paid interest or straight buy-downs, the temporary buy-down can be credited towards a refinance in the event that the rates plunge sometime in the first year or so.This is in essence like a crampon for an ice climber - it allows the person to take advantage of the scenario at hand to effective achieve a result.  

Think of them as icing on the cake. 

This may include a disposal, fridge ice makers, or even just fancy finishes.
