After that, open every window, sand hardwoods if they aren't stained, seal everything with Kills, and you should be in pretty good shape.  

Apartments all currently have nasty carpet and/or resilient flooring covering the original hardwood floors. 

Main floor and bedrooms only need new paint, all floors on main and 2nd floor are solid hard wood and in excellent condition.  

I've done a good amount of renovations: siding/soffits/fascia, gutters, replaced all concrete work, repaired and refinished porch, all baths and kitchens, refinished hardwood floors, full paint job, landscaping ,etc.I live in one unit and rent the other two, a 3br/1.5 ba for $1200 and a 1br/1ba for $700.

New engineered floating hardwood floors were installed over the slab and other hardwood floors were sanded and restrained before moving in.

I have had  them take stuff, but to me the worse was when they spray painted the kitchen cabinets and smashed random sides of the cabinet, cracked the glass on the stove, spray painted the inside of the frig and oven, cracked the blocks of the patio and left the spilt alcoholic beverages and ladies underwear all over the hardwood floors. 

I don't do carpet: vinyl plank, tile, or hardwoods only. 

Wood floor questions...I'm wondering what constitutes "wear and tear" for dark hardwood floors.Background: I've been in my current apartment for almost 10 years.

Its a flip so I would like to finish with hardwood floors.
