Except for a slight blip up when the overnight (Fed Funds) rate was announced the 10 year has not been affected by the rise.  

Housing is so critical, Disney just recently announced they are setting aside 80 acres for moderately priced housing to be built probably targeting the lower paid workers who work at Disney.

I could text tenants through the program if they had not paid rent yet, or if there was an announcement that needed to go out to all the residents (such as a the laundry room receiving repairs or anything pertaining to common areas) and, overall, I just remember it being really user friendly.

Vinoth, unless you're getting an amazing deal on an off market property, it's very hard to cash flow with both home prices and the bidding wars, and THEN the latest Fannie Mae announcement about increase in int rates for investment props.

I want our next investment to be a duplex/triplex in downtown Sarnia.My reasoning for Sarnia: The downtown core is growing, the new brewery is receiving a lot of attention, the college is expanding (two new buildings), the research park is at capacity, they are transitioning from the chemical valley to a bio-industry cluster, which has already attracted two new plants, and the area is anticipating the announcement of a major plant expansion (that I have a good authority is happening), and taxes are some of the lowest in the province.
