Haven't thought much about this but I guess these are some habits and behaviors that have contributed to my success:-Work/Life balance-Healthy diet (most meals)-Exercise 3x Per week-Always learning (books, blogs, podcasts, forums)-Always networking (meeting agents, contractors, wholesalers, etc)-Build real and genuine connections (not surface level networking)-Always underwriting deals (even when I'm not a buyer)-Being consciously confident, decisive, passionate, positive, and creative.

Once you have the grease out of the porous surface (maybe use a surficant like dish soap with a scrub brush, and let it sit, then hose it off--a few times).Just my 2 cents.

On the surface I would buy a townhouse style fourplex and rent out the other 3 units and live in one unit, rent out your bedrooms as well and then refinance in a year and buy another.
