Awesome thanks for the responses guys now that I now it is possible to do I will definitely go about this the right way and I know I can make some phone calls and meet some people to try to set something in place and  hearing this keep me believing in myself and my thoughts I feel like I get stronger and stronger everyday , so does anyone have any thoughts about what a good amount would be since I really have nothing to go off of because I've never heard of it before and I'm still new to charity definitely have to do some more research before I do anything of course, 10%?

i only have 4 single family homes and i really like schlage locks, they line up easily and seem to be built a little stronger

The partnership will have the option to be dissolved after the first 4 deals together, and by going all cash I can close within a few days and make a much stronger offer to a potential seller.

I'd also research what the options are to choice into a school with a better track record, at least for the short term, as a possible marketing point to attract a stronger tenant.

As I get my savings up and/or bring in money from deals, I will invest in a stronger marketing campaign but I love your ideas.

Obviously a "cash offer" is a much stronger offer than someone that needs financing.

I would look at metro areas with lower costs of living that have proven stronger cash flow currently.
