Once the property is at least sustaining itself from the short term rentals I can start building out more of the permanent infrastructure like more beautiful walking paths on the property, look-off areas and a dock, not to mention a well to make it easier to maintain and service the rentals.

Main items are age of building, type of roofing system, does it have heavy power, are the floors rated for heavy loads, loading docks, drive in doors, truck access, rail access, public utilities, credit worthiness of the current tenants, long term leases vs. short term, any environmental issues, etc...

Unless your investors are accredited, after the first bad transaction the ship will go down, the captain with it.Expect to pay a few thousand dollars in attorney fees to set this up properly if you've never done this before.
