With direct mail you are getting your advertising right in front of a potential seller..you aren't waiting or hoping for them to drive by, stop, and write down your number.Have a targeted list...absentee owners, inheritance, divorce, etc and mail to them consistently with yellow letters or postcards.

If it were me, I'd be marketing to foreclosures in my area and price range, buy a list of homeowners behind in taxes, foreclosure, etc, that fit your criteria and have little equity and send out 1000+ post cards that say "I want to buy your house for full appraised value" and your phone will ring (a lot).

I know that some deals take 5-7 contacts before they close so an important aspect of our System is follow-up.Even though they may not do business today, they certainly can call you back 3-9 months later because you keep sending postcards and letters and are constantly on their minds.
