I didn't mean to imply there is anything wrong with private money loans, just that the interest rates 'can' be a cash-flow killer long term.

Sounds like a killer deal if your numbers workout.

I've seen homes in Detroit have 4k+ insurance quotes that are deal killers. 

If you're new to the game & impressionable starting out with that mindset can be a career killer. 

Taxes are a killer in some towns too.
