So we will wait it outIMo if you have long term time horizon, I am sure you will do ok,  If you are looking at Dallas as a super high cash flow market over the next couple of years, I think there will be some disappointment.

Steve's mention about knowing your appraised value should be emphasized..you have to be sure of it or you'll have a pretty disappointing BRRR.

There are lots of threads on BP by people who did that and were successful, and there are lots by people who were disappointed and didn't make nearly as much as they were supposed to on paper.
