Must furnish proof of rabies vaccination and insurance (for non pet owners insurance listed as highly recommended). 

Either way, the animal must be altered (spayed, neutered) vaccinated and licensed if required in your city/area. 

I don't really have urine issues as all the flooring are hard porcelain or ceramic tiles, not carpet or wood.The issues with dogs that I have personally experienced are ripped up sprinkler wires and valves in the yard, craters in the yard, ripped down window blinds and draperies, kitchen cabinet doors with hinges pulled off, interior doors or cabinet doors with corners chewed off, claw marks on baseboards and door trims, neighbors complaining about excessive barking, property maintenance or appliance repair or others trying to service the property hesitate to enter property due to hissing and barking aggressively, property insurance carrier's unannounced inspection requiring dog breed/vaccination/wellness records etc etc etc...So all things considered I have disallowed dogs but not cats. 

If things have not improved I think october and november would be a great time to let the message get out and conveniently its right before the midterm elections and would help people consider who they want to vote for based on clear evidence.Do you think a tenant shouod be able to steal from a landlord for close to a year or do you think 2 to 4 months even with legal represenration like it was 2 years ago is equitable for everybody moving forward with covid vaccines available?

You can screen the pets at the same time as screening your tenants to check for things like vaccinations, behaviour, house training, etc. 

Charge a pet deposit, obtain vaccination records (up-to-date) and make sure your lease is clear about damage caused by pets. 

Now, if you want a pet, it's 1/2 month extra in security deposit, AKC Canine Good Citizen certificate required, vet records showing age (no puppies), breed (no restricted or mix of restricted breed) and current vaccinations, proof of legal city dog license, and renter's liability policy, minimum $100K with me listed as additional insured.  

When I was a renter (in California and NYC and Oregon), I put together a "pet resume" with a photo, vaccination records, vet contact info, and references from previous landlords.  

Examples include "no outdoor tethering unless..." and "all animals must be spayed or neutered" and "all animals must be up to date on any required vaccinations.

After doing some research here and online i provided her with a list of documents/requirements she is to provide prior to day of signing. vet/clinic, license, vaccine and proof of spayed/neutered.
