Sometimes the urgency to sell could throw a savvy seller outside the "Exclusive Right to Sell" and into a non-traditional flexible listing (rare).

It also creates some urgency when one buyer sees another buyer at the property.

@Fred Dray  hard to compare the mid west rental business with the West coast.the mid west its common for about 50% of all SFR's to be owned by investors.So renters do not have the urgency like they do on the West coast.
