It is a relatively small town, and there are only a couple of PM's...otherwise I probably would've made a change long ago.  

I live in a very desirably town in upstate NY, refinanced at a super low rate, so will keep the house as a rental.

Very cool thank you for the post.I have thought about a laundry mat with 3 apartments on top in my town, I even know the lot I want to put it on. 

Currently I and my business partner own 2 town houses, one is a 4 bed 2 bath.

If so, and it’s not in your home town you might consider living in the dorms the first year while you meet people and use that time to scout out the area and find good places to buy your building.
