When we stopped finding good deals about 5 or 6 years ago, we just started throwing every penny into paying down the principal across our fleet (paying off higher interest rates first, obviously).Looking back, we probably should have invested that money in the stock market because our interest payments were about 4 or 5%, and we could have doubled that with fairly safe stocks, but that's water under the bridge I guess. 

I'm hoping to branch out into additional investment properties but the $1k/month that I'm seemingly throwing away makes this difficult.I thank you all in advance for your thoughts and feedback.

Just to throw some numbers out there,  If it costs about 45K to rehab and rental income should be about $24000 a year.

I throw my listings on my wife’s fb marketplace instead of mine.

Thinking about throwing the balance on my business card and pay it off over time.

The rate is variable, and you could really move the needle on debt paydown if you throw a ton of that cashflow at the loan. 

If  a property throws off 30k NOI but I have to be involved and be there multiple times a week then it's a job.

We are fighting but I wanted to throw this out there.

I have found very little deals thru an actual wholesalerRe read what @Thomas S. wrote If you don't take the time to educate yourself, create your own business plan,and know the metrics of buying selling rehabbing wholesaling,marketing ,etc you will just be throwing money away like the hundreds of newbies flocking into the business 

As long as you don't lose all of your capital, throwing yourself in with the sharks could be the best, and quickest teacher.
