Haven't walked a property in years and just did one with my team a few weeks ago.I forgot the thrill of seeing these things derelict and then fixing them up.What a pleasure to see the transformation.What started as a simple dream for me of moving to the US and buying, fixing, holding a few properties and moving back to Australia turned into thousands of rehabs, many companies, staff and monsters with 17 heads lolIt's nice going back to the basics of how it all began.Just simply checking out distressed properties, negotiating, buying and fixing them up.Ahhhh, the good old days 🙏

If I used cash it would have been $8,500 and if I used Amex travel portal or United portal it would have been hundreds of thousands of those hard earned points :)Not a total expert but happy to give tips :)

Ca at tax sale. but you have to sift through 2 to 3 thousand to get those..

So yeah that's not happening, what I am going to do instead is draw up the concept myself in autocad since I know how to do that and then basically will he looking for a young hungry architect that can produce construction drawings off of my concept plans.This will be a grind, I may not finish the concept drawing for another 1-2 months but hey at this point its going to literally save me 10s of thousands and I love this piece anyway.

IE at the time if you built on all the hundreds of thousands of lots there you would have perpetual grid lock not to mention water quality etc etc.

One suggested paying a GC a couple hundred for an estimate which sounds good until you realize you might do this 10-15 times before you buy a deal then you are spending thousands on estimates!

We will take the quick deal any day over making a few extra thousand bucks.  

Instead we were told we had to pay $500 to attend a 3 day class workshop where we would be instructed on how to obtain real estate deals that would make us thousands of dollars, and in the bag of goodies they sold us was an Ipad as part of the deal.

He also did a very superficial rehab job, so we spent several thousands more on the unit when the new PM took over.

Cost me a few thousand.
