The revolving door of 3 month leases on renting out the 4 bedrooms is exhausting. 

Of course if there is a real problem, it needs to be addressed regardless.Make sure there are operating exhaust fans in the bathroom and that they use them with every shower.

There is a lot of competition on the market, so, if you don't have those than an annual rental would be better.

You should always be confirming this before a walk through, unless you are doing a group walk through time over a couple hours where the investment is lower than an individual showing. 

It's much easier than an STR and very similar to an LTR.

The color we use is called Shoji White and it is maybe a hair darker than an antique white - enough color on the wall that white trim pops against it but light enough that it hides wall defects and touch ups are simple.

I fully expect an OOS STR will be much more leg work than an MTR, that was big part as to why we trialed the MTR in our backyard rather than going all out and jumping right into the OOS STR. 

Maybe because collectively we have 30 years in the tech industry and WE ARE EXHAUSTED OF THE GRIND AND BEING OVERLOOK FOR CAREER OPPORTUNITIES!! 

I haven't reviewed the depreciation schedules with my CPA, but I suspect that has all been exhausted.

Because, in that case it is more likely a liability than an asset to you.
