Oil for smoke or stains, Acrylic for mold mildew, acrylic is a synthetic resin so it will not feed the organic growth, it is resistant to it.

Should you consider doing short sales agian I would recommend finding an agent that has made it their bread and butter for the past several years.

Also, go after a bread and butter product (i.e. 3/2 or 4/2 not in a weird configuration for SFR).
