What should I be aware of as an out of state investor?

What is the political environment within the community and state? 

If you want the best class A+ LTRs in the state I'd recommend the upscale neighborhoods of Charlotte (Southpark, Myers Park, Dilworth etc.), or RTP / Raleigh.

First, as someone else stated, if there was a keyed lock on the BR door, either you provide the tenant with a key for it, or you disable the locking mechanism, or you replace the entire handset with a standard bedroom set.

I can do in-state, out-of-state, anything.

I also just started working with Penn State Federal Credit Union.  

For context, I'm in a state with land trust statutes and my only goal is to keep my name out of any public records regarding this property. - If I pay property taxes online (let's say with a credit card), will my name show up as the payor or will the trust/trustee's?
