I'd personally be comfortable sprinkling these purchases into my overall investing mix at 10% or less of my portfolio, but I wouldn't make the lion's share of my approach based around this play as I think the development potential there will be in its heyday 10-15 years from now.

You can sear it first if you don't mind an extra dirty pan to wash; I don't bother.Add a bit of liquid, maybe an inch in the bottom of the pot: red wine, broth, brandy, water with a Tablespoon of soy sauce, or coffee (yes, coffee).Sprinkle some seasonings on top of everything: onion powder, a clove of fresh garlic, chili powder if you are going Mexican, basil and oregano if you are going Italian, maybe a can of cream of mushroom soup.

Develop a good content marketing strategy first to help you develop an interest in any given particular area... then start creating/writing some content in those 1 or 2 (or more) areas of interest and sprinkle in a good mix of quotes, stats, etc., etc.

And sprinkling a three-plex will likely require an NFPA 13R (Except in Massachusetts where you can get away with an NFPA 13D) sprinkler system which will likely cost you upwards of 20K.I had this rather expensive surprise myself about 4 years ago.

With the weather we've gotten here, I'm sure there are people that got hit with a car that wouldn't start and freezing pipes bursting at the same time...sprinkle in some medical bills and you could really be hurting.If it were a 12% interest only loan then I'd say pay it off immediately.

You are feeding the beast of the property with just principal pay down to show for it.Not only would you pay capital gains if you sold but also have depreciation recapture you have taken over the years as a rental property.You have a lot of trapped principal pay down equity sprinkled in with a little bit of appreciation that is doing nothing for you.It seems you might come out much better selling and doing a 1031 into one or more properties.Without knowing more about your current liquidity and total net worth as a couple along with annual income from a job or business it would be hard for me to comment further.
